The successful candidate will be the primary contact for all real estate matters in the United States. You will develop and administer a proactive approach to managing the company's real estate portfolio by continually creating savings opportunities including consolidation recommendations, early lease renewals and lease restructurings. The position will provide expert advice and counsel to all levels of the organization in order to assure the most effective use of company real estate assets while maintaining and improving profitability, asset utilization, efficiency, and customer satisfaction.


We are looking for 8-12 years experience - preferably candidates who started their careers in Accounting/Finance and who have since migrated to real estate.


POSITION DUTIES: This position will be responsible for all phases of real estate management including:


Working with internal and external counsel and brokers in negotiating new leases and amendments.


Assuming a pivotal role in leading real estate deals from beginning to end, knowing when to consult with relevant parties and sustaining deal momentum throughout the process.


Keeping management and internal business unit clients apprised of all upcoming expiration dates, renewal, cancellation, expansion, and/or contraction options as per the lease documentation.


Performing lease audits and preparing abstracts outlining rental payments, escalations, renewal options, termination options, insurance and notice provisions.


Performing financial analysis on new prospective deals including cash flows, discounted cash flow analysis and P & L impact based on rent, utilities, escalations and fit out costs.


Monitoring and maintaining a real estate project tracking system to ensure timely project completion.
